Livewell Inspections provides professional mold inspections and mold testing for homeowners, buyers, sellers, and real estate professionals throughout the Charleston area.


We provide independent mold inspections only and do not offer mold remediation services.


Because we do not perform remediation, our evaluations remain objective and unbiased.

Livewell Inspections inspects a wide range of properties, including single-family homes, townhouses, condos, and multi-family dwellings.


While it is not required, we highly recommend that you be present during the Mold Inspection. This allows us to explain our findings in person and answer any questions you may have.


Most mold inspections take one to three hours, depending on the size of the property and the areas being inspected.

During the inspection, we evaluate visible conditions, check moisture levels, and look for areas where mold may be present.

If additional sampling is required, more time may be needed.


No. Livewell Inspections provides independent mold inspections and testing only.

We do not perform mold remediation or cleanup services. This ensures our inspections remain objective and unbiased.


If mold or moisture issues are discovered, your report will explain:


• The areas affected
• The conditions contributing to mold growth
• Recommendations for addressing the issue

Yes. Mold inspections are often requested during home purchases or sales.

An inspection can help identify hidden moisture problems or potential mold issues before closing.


Mold grows when moisture is present. Common causes include:

• High indoor humidity
• Flooding or water damage


Identifying and correcting moisture problems is the key to preventing mold growth.


A preliminary inspection report is usually delivered within 24 hours of the inspection.


If laboratory testing is performed, the final report will be issued after lab results are received, which typically takes 1–3 business days.


Mold inspections typically start at $450, which includes the inspection and up to two samples.


Additional samples are $100 each if needed.
